Español: Del estudio realizado se deduce que los gastos pendientes de la Promoción están cubiertos por el XYZ concedido a excepción de un importe de 1.598.052,37 €, que corresponde al I.V.A. de las facturas pendientes (73.322,54 €), gastos financieros pendientes (9.077 €), e impuestos tras la entrega de viviendas (564.632 €).

English: In relation to the carried-out study, it can be concluded that pending expenses incurred by the Development Team are to be covered by XYZ, with the exception of an amount totalling EUR 1,598,052.37, corresponding to VAT from outstanding invoices (EUR 73,322.54), pending financial expenses (EUR 9,077) and taxes after the delivery of properties (EUR 564,632).

Incluido un importe de 951.020,83 € a aportar por el Promotor para el pago de facturas emitidas con IVA.

This includes an amount corresponding to EUR 951,020.83, to be provided by the Developer for the payment of invoices issued with VAT.

Existe un total de 1.108.336 € facturados y con fecha de pago vencida de los que no se dispone de justificante de pago realizado.

There is an invoiced total of EUR 1,108,336, but with an expired payment date for which there is no proof of payment having been made.

Se encuentra emitida y presentada en Registro el Acta de Finalización de Obras (AFO) notarial así como la subsanación requerida (vinculación ob rem), según informa el Promotor.

This has been issued as part of the Job Delivery Receipt or Certification Record (AFO), including required levels of correction (as per binding ownership subject to common elements), as reported by the Developer.

Se dispone de Certificado Final de Obra (CFO) visado, emitido con fecha 4 de octubre de 2022.

There is also an endorsed Works Termination Certificate (CFO), issued on 4 October, 2022.

A Financial and Budget Management (AFO) notarial certificate was issued on 22 December, 2022, with a binding record of what took place being required, as presented in the Register and as informed by the Developer.

El plazo de prórroga previsto en los contratos de compraventa finalizó el 30 de diciembre. No consta a Novasa que en el plazo de 15 días a partir de dicha fecha se haya producido ninguna resolución.

The extension period stipulated in the purchase contracts ended on 20 December, 2023. Novasa is unaware of a resolution having been implemented within a period of 15 days after the aforementioned date.
